Market Predications

Interest Rates & Mortgages

Trimmed mean inflation is now at 0.5%, this sharp decline shows the way for possible rate cuts at the next monetary policy meeting on 18th February, but RBA could still keep rates on hold pending the results of the Q4 wage price index (due 19th February).

However….rates could be cut only at the 1st April monetary policy meeting. Whilst this will not be the panacea to declining growth in residential house prices, it should buoy buyer confidence in the hope of progressive cuts.

The Australian Prudential Regulation Authority (APRA) has kept the mortgage serviceability buffer at 3%. For potential home buyers, this means banks will assesstheir ability to repay loans at an interest rate 3% higher than the current rate

Housing Undersupply & Construction Challenges

With construction costs constantly increasing, the demand for turn key homes in the Inner West is at an all time high. This also creates the constant dilemma amongst second home buyers whether to renovate their existing homes, or to sell and buy into the next price point.

Affordability Pressures

This remains a pressing issue as it creates a massive amount of competition at the lower end of the market as first home buyers, downsizers and investors are all targeting affordable properties.

Population Growth & Migration Trends

With QLD experiencing the highest migration growth rate in over 15 years, Inner city has the third fastest annual average growth rate. This serves to boost property prices as buyer competition increases.

Selling a home in Inner West Brisbane in 2025 requires careful planning and timing. By starting preparations early, choosing the right season, and understanding market dynamics, you can maximise your property’s value and attract the right buyers.
